Buying a home is a multi-month journey with a dozen places to slip up. Use this checklist to stay in control from your first search to handing over the keys.

1. Verify MahaRERA registration

Every under-construction project must be registered with MahaRERA. Check the registration number, the approved plan and the promised possession date on the official portal before you pay a token.

2. Read the cost sheet line by line

Base price is only the start. Floor-rise, parking, clubhouse, GST and stamp duty add up fast. Get the full cost sheet in writing and compare it across projects.

3. Inspect, don't assume

For ready or nearing-possession homes, inspect the actual unit — water pressure, ventilation, finishing, common areas. For under-construction, study the sample flat and the developer's past delivery record.

4. Line up your loan early

A pre-approved loan strengthens your negotiating position and avoids last-minute surprises. Compare interest rates across at least three lenders.
